The contract of your on-campus accommodation usually covers one academic year but excludes the long summer vacation period. The exact length of the contract therefore depends on the school's academic calendar but typically averages about 40-45 weeks a year. The contract is renewed on a yearly basis assuming that the school has sufficient accommodation and is able to continue provide you for subsequent years.
